Position Overview

Responsible for all Service Master Real Estate deal flow and lease administration, reporting to the Sr. Director of Real Estate. This person will drive value by partnering with business units to identifying best branch real estate strategy, partner with market brokers on new deals and relocations, aggressively negotiating renewals and extensions, and support mergers team on acquisitions.  

  • Provide leadership in real estate negotiation for acquisition, lease, sublease and disposal of national portfolio of properties to support the company business plan
  • Make recommendations to Sr. Director of Real Estate in the planning of real estate projects to support corporate objectives, including analyses of economic factors, environmental, demographics, etc., as necessary to make appropriate real estate decisions
  • Manage critical dates, negotiate aggressive cost-effective business terms and conditions for branch lease renewals and extensions
  • Conduct review of leases and markets to ascertain economic changes that may present opportunities to renegotiate lease contracts and reduce real estate costs
  • Partner with Construction Project Managers to lower project costs and help ensure projects are delivered on time and budget
  • Engage, manage and evaluate field real estate brokers and attorneys
  • Negotiate form leases and lease language with attorneys and property owners
  • Manage the lease administration team and function

Education and Experience

  • BBA/BS Degree – (Business degree preferred)
  • MBA or JD a plus but not required
  • 5-7 Years real estate lease negotiations experience within a multi-unit national, retail, restaurant or office, real estate department.

Knowledge, skills, and abilities 

  • Working understanding of real estate accounting, finance and budgeting.
  • Working knowledge of a large portion of the US real estate markets
  • Strong understanding of real estate finance, deal negotiations and lease language

Incumbent is required to have:

  • Close visual acuity to perform detail oriented activities at distances close to the eyes, as well as visual acuity to perform activities at or within arm’s reach with skill, control, and accuracy, such as preparing and analyzing data, viewing computer screen and expansive reading.

Incumbent will be subject to:

  • Inside working conditions: The change of building environment such as with or without air conditioning and heating.
